Detailed Process Outline
Initial Meeting & Discussion
Licensed & Insured Contractor and owner meet at the proposed job site. This is basically an introduction between client & contractor. The meeting will cover the scope of work which you are looking to complete in your home or apartment. This includes all types of work and trades which need to be involved in your particular renovation project. This also includes information from the client to the contractor on their available budget set aside to complete the desired remodeling project. If in range, we will set an appointment to come back for field measurements.
Job Site Measurements & Specifications
• Talk about what the client wants and needs, type of materials and budget.
• Take certain field measurements and dimensions.
• Inform client as to when they will receive our proposal for their project.
• Contractor requests that owner shop for certain materials they may want to include or purchase on their own to be used in their renovation project. This could be a Kitchen Renovation, Bathroom Renovation, or Whole House Remodel. Allot for these items in your budget.
Design - Proposal - Budget
• Examine new design and layout, including perspectives and floor plan.
• Review proposal / renovation project amount for all work...
• Upon acceptance of proposal, a small deposit will be obtained and will be credited towards the total cost of the contract.
Pre-contract Measurement (upon receipt of initial signed proposal)
• Contractor to field check entire scope of work and notify all involved that the work is about to start. Make sure all personnel is in place and ready to go.
• Contractor to verify necessary specifications and measurements.
• Contractor and client to discuss entire project in general.
Contract
• Contract and complete specifications to be written out including all materials to be used, all selections made, manufacturers, style and type.
• Final contract issued with total amount and specific progress payment schedules. Signature and necessary deposit to be given in order to begin the work.
Order/Verify
Place all orders for all starting materials and any necessary special orders which may have a long lead time, verify all material selections, styles, manufacturers etc. in contract.
Pre-construction Meeting - Approximately 3 Days prior to start of job
• Discuss any special needs or concerns.
• Discuss project in detail.
• Discuss Time Frames and Expectations
Materials
Have all materials delivered to job-site or held in warehouse before job starts.
Start of Work, Payments in Stages
Construction progress payments as per outlined in written contract.
Pre-completion Checklist Filled Out and Signed
Final punch-list to be discussed by Homeowner and Contractor during walk through of the project. Complete any remaining items to client’s satisfaction.
Completion
Final construction payment upon completion of project.
